Do you charge a fee to check credit or get me pre-approved for a home?


No. We do not charge a any fees for getting you pre-approved or a credit check for purchasing a home.

How far will you deliver a home before charging extra freight?


Our homes include a 100 mile delivery within our service area from the office that you buy your home. If you are in our service area but over the 100 miles then there is a freight charge added. The freight is calculated by the PennDot Automated Routing System. This is the actual route of travel that must be taken according to PennDot. So even though you may have used an online mapping system (ie google maps) it may not be correct. Please call for a quote on the extra frieght charge.

When shopping for a new or pre-owned home beware of the following:


  • No dealership can guarantee that your financing is approved. No matter what they say. Only a licensed lending institution by the Pennsylvania Department of Banking can do this. Too many times we've heard from consumers that their hopes where up because a dealership told them "you're approved - no problem" only to be strung along to find out they are not. If a dealership tells you this, ask for the approval letter from the bank as proof.
  • Beware of dealerships that ask for "application fees". Chances are the lending institution that approves you will also have an application fee that you will be charged in closing, so why pay twice? Black's Home Sales does not charge an application fee. In reality, if we do run a credit report it costs our dealership between $5 and $7 and only takes a few minutes. So why pay $50, $100 or more to a dealer for an "application fee"?
  • Beware of dealerships that ask for deposits using high pressure tactics. Some dealerships tell the customer "don't worry - it's refundable". Read all the fine print on all paperwork INCLUDING the receipt to verify this. Some deposits are only refundable if you can not get approved for a loan (see next paragraph). Most of all - play it safe - don't give a deposit until you feel sure and have made your final decision.
  • A dealership may get you approved with different facts or figures than you provided during the initial application interview in order to keep your deposit. For instance, you may say that you have a $5,000 down payment during the application process - it's submitted to a lender and declined. The dealer may turn around and submit it with $15,000 down and then get an approval thus keeping your deposit (because the terms possibly for a refund are only if you can't get an approval). Next you get a call from the dealer saying "your approved" and without you knowing what the terms are until you get paperwork from the lender in the mail, your hopes are high and then fall quickly in addition to being out a deposit because your unable to meet the approval criteria that the dealer submitted with out you knowing.
  • Beware of dealerships claiming that they are "Affiliated" with Black's Home Sales. Competitors on occasion will tell customers this and send them to our locations to view homes. We want to be clear that we only have 2 locations located in Osceola Mills & Duncansville, Pennsylvania and are not affiliated with any other dealership in PA.

What is our next step? How do we get more information?

What do you need in order to order a house?


You must have a building permit and/or footings or foundation in and a solid closing date (in some cases have closed on your construction loan) from your bank, in order to put the house into the 5-8 full business week factory production schedule. But since you need the blueprints to get the building permit, you must first make an appointment to come in to put a deposit down to get the blueprints started and prepare the paperwork for the bank. Immediately following that appointment, you can bring our paperwork with our rough floor plan to the bank and we start the blueprints that you will need to apply for the building permit. The blueprints can take approximately 2-5 weeks to complete which is also the time it usually takes for a bank to give an unconditional commitment letter and a closing date. Then you submit the blueprints to the town for a building permit. At the same time when you apply for your building permit, you come in to pick out your colors, and put the second deposit down. Then once you have closed on your construction loan or have a solid closing date, and your footings or foundation is in, we put your house into the 5-8 week production schedule at the factory. ALL TIMES QUOTED ARE APPROXIMATES AND CAN VARY DEPENDING ON THE TIME OF YEAR, THE FACTORY PRODUCTION SCHEDULE BACKLOG, Black's Home Sales, Inc. schedule AND HOLIDAYS.

How much of a down payment do you require?


We have a 10-80-10 procedure. Typically it is 10% of the total of the home to be ordered. 80% of the home costs upon delivery of the home to your site. The final 10% is when Black's Home Sales, Inc. is finished with the set up of the home including interior and exterior trim out. Note- these numbers are not based on any contracting services you set up or that Black's Home Sales, Inc. sets up for you. Those costs would be additional.

Do you help in finding land or sell land?


No we don't. People come to us already owning their land or they come to us with a piece of land in mind. We recommend that you go to a local real estate agent to help you find land. However once you have a piece of land in mind we can advise you from there.

How long have you been in business and what are your credentials?


We have been designing and building modular and sectional homes for 60 years. In 1947, Black's Home Sales was established by Brent Black in a small office along Rt. 22 in Duncansville. Mr. Black remained the owner of the continuously growing company until his passing in 1973. At that time, Mr. Black's son, Carl, took over operations of the manufactured homes business. In 1980, Dale Wronski, a Michigan native, purchased the business. Mr. Wronski entered the manufactured housing industry shortly after graduating from Eastern Michigan University in 1970. Mr. Wronski worked as a purchasing agent for Champion Home Builders at the Claysburg, Pennsylvania location. In 1973, Mr. Wronski had left Champion Home Builders to work for a large central Pennsylvania manufactured housing retailer where he was involved in sales for seven years prior to his purchase of Black's Home Sales. Over the past twenty seven years, Mr. Wronski has watched his company prosper into the reputable business it is today. He is thankful for the many loyal customers and dedicated employees that have made the phenomenal growth of the company possible.
